Appraiser fined for misleading lender

A Circle Pines appraiser who allegedly misled a lender and made a false statement on an appraisal of a Princeton, Minn., property was fined $5,000 by the Minnesota Department of Commerce last month.
James Zweifel misled a lender by using a photo of a “quiet two-lane road” instead of showing Hwy. 169, the only road with access to the property, the department said.
Traffic volume on Hwy. 169 exceeds 19,000 cars in that area, the state said.
Zweifel falsely stated that the photos used in the appraisal were original and not altered, according to the state, when they were actually copyrighted photos with the copyright cropped off.
He also inaccurately reported comparables sales, according to the state’s consent order.
