Site: 160 acres

Single-family lots: 354

Density: 2.8 units per acre

Developer: Lennar Homes

Details: Homebuilder Lennar Homes has proposed a concept to develop a farmstead spanning the border between Cottage Grove and Woodbury into a 354-lot, single-family home community.

According to a narrative submitted by Lennar, 302 of the homes would be on 141 acres of the Bothe farm property in Cottage Grove, with an additional 52 lots on 19 acres to the north in Woodbury.

The farm property is in Cottage Grove's East Ravine area, which is governed by a master plan that envisions the building of a five-mile, tree-lined parkway connecting 65th Street with Keats Avenue. It abuts existing Lennar-built neighborhoods on the south and west, including Pinecliff, which is sold out with final home closings scheduled for this spring.

Approximately six acres of the site would be dedicated for the completion of Sunny Hill Park, which was begun last year in the Pinecliff development.

The builder is proposing five home series for the new development. The conventional two-story units would range from 2,230 to 5,062 square feet, while rambler units would measure between 1,902 and 4,242 square feet.

Also included in the plans are three styles of "NextGen" multigenerational homes that would feature private suites, sometimes called "granny flats" or "mother-in-law suites," aimed at allowing families to share the costs of mortgages and living expenses.
