Wild weather merits a look at flood insurance The 100-year floods seem to be on an accelerated timetable these days, which merits a review of flood insurance. Homeowner's policies do not include flood insurance. Although any property/casualty agent can potentially sell flood insurance, few insurance agents specialize in it, probably because of its low commission. Find a local agent who's knowledgeable in flood policies by calling 1-888-379-9531 or by going to www.floodsmart.gov, clicking on "agent locator" and putting in your ZIP code. The site can also estimate the risk profile of your property. Annual premiums are about $400 in low- to moderate-risk areas, said Robert Somers at Service Associates Insurance in St. Louis Park. A cheaper alternative is an endorsement on an existing policy that includes sewer backup or sump pump issues. Neither flood insurance nor an endorsement covers water in the basement due to cracks in the foundation or a high water table. A flood policy does not go into effect until 30 days after purchase.
