Mortenson Construction released a rendering of 4Marq, the 30-story luxury apartment tower that it plans to build at 400 Marquette Avenue S. in downtown Minneapolis.

The design by Minneapolis-based UrbanWorks Architecture shows a sleek high-rise building with about 2,000 square feet of retail on the first floor and parking above. It'll be built with precast concrete and will have a glass and anodized aluminum exterior, according to Bob Solfelt, vice president of Mortenson Development.

Members of the Downtown Minneapolis Neighborhood Association already gave the building its approval, but the project still needs approval from the City Council on April 26, and from the city Planning Commission in early June. Mortenson hopes to complete the project in late 2014.

Its neighbor — Nic on Fifth — is a 26-story high-rise apartment tower being built by Opus.
