Details: The first structure in a planned three-building business park on reclaimed land in South St. Paul is progressing toward a June opening, its backers say.

290 Bridgepoint Drive is a 126,111-square-foot industrial structure that's going up in the northern portion of the planned BridgePoint Business Park, located along Concord Avenue a bit north of Interstate 494.

The 30-acre park, in the heart of the South St. Paul industrial district, was once part of the city's sprawling St. Paul Union Stockyards. The land was purchased by Waukesha, Wis.-based Interstate Partners in 2006, when the company entered into development agreements with the city and the South St. Paul Housing and Redevelopment Authority (HRA).

After the recession stalled the start-up of the park, Interstate's Greg Miller announced last year that 290 Bridgepoint Drive was a go after landing an anchor tenant -- BW Systems Inc. The electrical control panel maker will move from its current location near the downtown St. Paul Airport into 31,000 square feet at the new facility.

On the southern portion of the park's big lot is room for two future buildings of 93,000 and 96,000 square feet, which would be constructed on a build-to-suit basis.

Miller said Interstate tapped financing from Private Bank of Milwaukee to get construction underway and signed up BW Systems with the help of CBRE industrial broker Bryan Van Hoof.

The building's remaining 94,783 square feet is now being marketed to potential tenants by the Colliers International industrial brokerage team of Ryan Krzmarzick, Bill Ritter and Eric Rossbach.

They're touting its 24-foot clear ceiling heights -- something that's rare for a newly constructed building within the Twin Cities' I-494/694 loop.
