Details: Ryan Cos. is moving ahead on securing city approvals for a Hy-Vee grocery store at its planned 610 Zane mixed-use development in Brooklyn Park. It would anchor the retail-oriented eastern portion of the 98-acre project.
Hy-Vee will likely be the single largest retail attraction of 610 Zane. It will lie north of an extension of 94th Avenue, while an additional 90,000 square feet of future multitenant retail space is envisioned for south of the new road.
The developer last year reached an agreement with the landowner, the Seed family, to buy and build out portions of the site into a business park as corporate users become available. The Hy-Vee is the first element of Ryan's effort to come before the city since the Metropolitan Council signed off on changing the guidance for the area in the city's comprehensive plan.
The Des Moines-based retailer's plans include a main grocery store with a full-service Market Grill restaurant and bar inside. A separate liquor store would be attached. There would also be two other buildings on its site — a combination gas station/convenience store/coffee shop and a carwash across the parking lot from the main building. The southeast corner of the lot would be used for a seasonal garden center.
After negotiations between the city, Hy-Vee and Ryan over signage, parking and other issues, the Brooklyn Park Planning Commission approved a conditional use permit for the Hy-Vee store at its July 8 meeting. It is scheduled to come before the City Council July 27.
