Weekly surveys by a variety of agencies this week show mortgage rates of all types falling to new record lows. The hot-off-the-presses Freddie Mac survey puts the 30-year fixed rate mortgage at an averate of 4.44 percent with 0.7 points, down from 4.49 percent last week. A year ago that mortgage would have cost you 5.29 percent.

Looking for an adjustable-rate mortgage? Freddie says that the 5-year treasury indexed hybrid ARM came in at 3.56 percent, and that's a new low. Bankrate.com is reporting similar rates, and says that this is the fourth week in a row that rates have dropped to these levels. Move-up buyers should take note that prices on jumbo mortgages are falling, too. Bankrate said that the average jumbo 30-year fixed fell fell 7 basis points to a record-low 5.27 percent.
