Mortgage rates decline this week.

Troubles in Japan puts downward pressure on rates - good news for spring home buyers.

Hey, buyers! You have another chance at unbelievably low mortgage rates, which dipped again this week. According to a weekly survey by Freddie Mac, the average 30-year fixed-rate mortgage fell to 4.76 percent while the 15-year fixed-rate mortgage rate dropped to 3.97 percent - the lowest since December.

Since rates hit historic lows last year they've been rising slightly. And expected to rise more through the spring and summer. But the crisis in Japan - and fears of economic uncertaintly - has made investors put their money into US Treasury bonds, causing fixed mortgage rates to fall.
