Kickoff set for next phase of retail makeover in Arden Hills

Details: The second phase of the Lexington Station redevelopment project will soon begin with demolition of a 44-year-old warehouse.

White Bear Lake-based Roberts Management Group received approvals from city officials this spring to alter its original master plan for Lexington Station, which called for keeping and re-purposing the warehouse for larger retail users. Under that vision, it was to be reoriented to face the development's Phase I building.

Citing "changing market conditions," however, the developer instead opted to raze the warehouse in favor of a completely new, 16,992-square-foot multitenant retail building. To be accessed off Red Fox Road, near the Interstate 694 and Lexington Avenue interchange, it will include 12 tenant bays and is set for completion in 2018.

The Lexington Station effort was kicked off in 2013 by the demolition of the former Blue Fox Bar & Grill, a one-time live music hot spot, and its replacement by the Phase I retail. Its third and final phase is targeted for 2021 to 2023. Those plans call for the demolition of a 37-year-old strip mall at 3787 Lexington Av. N., with a pair of new retail and office structures taking its place.
