Details: Lakeville-based Launch Properties is seeking to demolish a 1970s-era office building on a busy corner in Apple Valley and replace it with a Portillo's Hot Dogs restaurant.

The single-story Ryan Real Estate office building stood in the southeastern quadrant of 147th Street and Cedar Avenue since 1974. Launch Properties plans to raze the structure and build a 9,000-square-foot outlet for the Chicago-based fast-casual restaurant chain.

The Apple Valley location would be Portillo's third in the Twin Cities metro, joining one in Woodbury and another approved for Maple Grove's Shoppes at Arbor Lake.

It also would join a stretch of the Cedar Avenue corridor that has developed into a restaurant row, already featuring an Applebee's, Famous Dave's BBQ, Buffalo Wild Wings, Five Guys, Pizza Hut and Osaka Seafood Steakhouse.

Launch is seeking to change the Ryan property's zoning and to gain site plan approvals for the project. The requests went before the city's planning commission in August but were tabled because of some unaddressed concerns, including the use of a temporary portable outdoor cooler.

Launch Properties principal Dan Regan told the commission that, despite the delay, he's aiming for a summer 2018 opening.
