Details: One of the remaining vacant lots at the Grove, a 200-acre master-planned commercial development in Maple Grove, is getting a building that will include a new home for Park Nicollet's local physical rehabilitation clinic.

Ryan Cos. designed the Grove in the last decade as a hybrid of retail, medical and office uses along Maple Grove Parkway between Interstate 94 and the extension of Hwy. 610. It is anchored by a Target/Home Depot "power center" on the north and the Maple Grove Hospital campus on the south.

In between is a collection of smaller retail buildings called the Village, which in January was purchased from Ryan by Hempel Properties. One of its tenants is Park Nicollet's Maple Grove Rehabilitation Services clinic, which had been leasing around 7,500 square feet at 9827 Maple Grove Pkwy. The health care provider will now double the clinic's size and move it to a new building: the 25,664-square-foot Park Nicollet at the Grove.

The structure will go up on parcels still owned by Ryan in the Village's northeastern corner. The site's original concept plan was for two buildings, but the developer received approval to combine the lots for a single multitenant building.

Another HealthPartners subsidiary, Physicians Neck and Back Center, has also been signed as a tenant for the new building, which was set to break ground this month.
