Details: Scannell Properties is preparing to break ground on the first phase of its long-planned NorthPark Business Center north of Hwy. 610 in Brooklyn Park.

The Indianapolis-based developer last month received final approval for the first construction on the 227-acre property since plans for a multitenant industrial park were floated in 2014. The plan calls for two speculative office/warehouse buildings totaling 400,000 square feet. The site was considered and rejected for a FedEx distribution center that eventually went to Rogers, Minn.

Brooklyn Park Planning Director Cindy Sherman said Scannell will begin construction almost immediately. Floor plans indicate each of the 200,000-square-foot buildings will be sub-dividable into six tenant spaces, including two end spaces of 40,000 square feet and four interior units of 30,000 square feet.

Sherman said it's likely Scannell will proceed only with the construction of the first building and wait for market conditions to spur the development of its twin.

The move to proceed with the NorthPark project comes at a time of fevered speculative warehouse-building around the Twin Cities. Since the beginning of the year, new projects from United Properties in Lino Lakes and Shakopee, Ryan Cos. in Shoreview and Duke Realty in Otsego have been progressing through city approval processes.
