Details: United Properties' new building is set for 248,816 square feet at its Blaine Preserve Business Park, located along Hamline Avenue in the northwest quadrant of the Interstate 35W/95th Avenue NE. interchange. At that size, it would rival the Aveda Corp. headquarters as the city's biggest single industrial building, Blaine Planning Director Bryan Schafer said.

Schafer told City Council members at their Feb. 2 meeting that, after abandoning earlier plans for a 202,000-square-foot multitenant building as the business park's third phase, United Properties lined up a single tenant who will go ahead with a significantly larger structure on the 14-acre site. The developer, he said, is keeping the identity of the new tenant under wraps for now.

The council unanimously approved a conditional use permit for the new facility.

The site is the larger of two remaining parcels at the 132-acre Blaine Preserve, which was originally laid out in 2006. The park landed Arrowhead Electrical Products in 2007. But it wasn't until last year, when a second phase was constructed, that Arrowhead and Caribou Technologies each leased space in a 100,000-square-foot building.

The park's site plan includes a potential fourth-phase building of 42,000 square feet.
