When possible, give a warning. Sometimes a relationship can be saved by telling the other person what the problem is.

Start with a compliment or something positive. It will ease your way into the conversation.

Practice what you're going to say ahead of time. And anticipate how they're going to respond so that you have an appropriate rebuttal.

If you can't do it face-to-face, do it in writing. Most people in the service industry want to know why they are being dumped. Don't leave them wondering.

End the relationship on a good note. You never know when you might want to go back to that person.
