Address: NE quadrant, Elm Creek Boulevard and Hemlock Lane, Maple Grove

Type: Mixed use

Residential: Up to 700 units

Commercial: 295,470 square feet

Developer & architect: Doran Cos.

Details: After nearly a decade of false starts and rejected plans, the last sizable vacant parcel in Maple Grove's Arbor Lakes commercial area is finally seeing development.

After final city approvals came in April, Doran Cos.' mixed-use Village at Arbor Lakes project is underway in the northeast quadrant of the Elm Creek Boulevard/Hemlock Lane intersection.

It's the last piece of Arbor Lakes following major shopping centers in its other three quadrants. But unlike those projects, Doran's project will include a significant residential element of up to 700 apartment units among four planned high-density buildings. The first 261-unit structure is part of its initial phase.

Also set for early build-out is a 128-room SpringHill Suites hotel, a 108-room Home2 Suites hotel and a pair of multitenant retail buildings totaling 32,170 square feet. Only 25 percent of Village at Arbor Lakes' commercial area is planned for retail, however — a key selling point with city leaders who had objected to an earlier pitch for the parcel by Opus Group as too retail-heavy.

The first attempt to develop the land started in 2007 but fell apart in the Great Recession. Called Reflections at Arbor Lakes, it envisioned a pair of five-story office towers, senior housing and a hotel. Two other plans emerged and collapsed in 2014.
