Details: A vacant lot long held as a possible expansion site for a Plymouth printing company is now being pitched as the site for a new multitenant office-warehouse building from Opus Group.

The Minnetonka-based developer is seeking city approvals for its Plymouth Point Business Center, envisioned as a 96,500-square-foot structure to be built on a lot next to Daily Printing along Niagara Lane in Plymouth's busy industrial area.

City planners say the lot has been vacant since the 1994 construction of Daily's current 70,000-square-foot building, held in reserve should the printer decide to expand. However, the company has now decided to sell the lot, and Opus has advanced a plan to construct a "state-of-the-art" commercial building at what it calls "a rare infill location" in Plymouth.

In a project narrative, Opus says its office-warehouse proposal is a natural fit for the 6.6-acre lot, benefiting from strong freeway access and proximity to nearby retail, restaurants and hotels. It would boast 24-foot clear ceiling heights with exterior features including painted precast concrete panels and thin brick panels at building entrances.

Plans show that up to 47 percent of the new building would be set aside for office uses, with the remainder dedicated for warehouse space.
