Type: Medical office building

Size: 41,810 square feet

Developer: Ryan Companies

Details: A narrow, triangular-shaped parcel of vacant land not far from Maple Grove Hospital would be the site of a new medical office building proposed by Ryan Companies.

Grove Health West will be built off Maple Grove Parkway just to the southwest of the hospital under a development-stage plan approved this week by the City Council.

The 4.45-acre site is next to and just north of an Aldi grocery store and across the street from a Cambria Suites hotel. It is crisscrossed by several easements, including a power line along the northern boundary and wetlands on its eastern portion.

Ryan Companies Vice President Rick Collins said Twin Cities Orthopedics will be the lead tenant in the 41,810-square-foot building, which is similar in style and design to the existing medical office buildings Ryan had previously constructed on nearby Upland Lane.

City officials praised its architecture, which included a combination of brick, block and finished insulated siding, as well as a generous allotment of windows comparable to other modern office buildings in the city.

Still to be ironed out is Ryan's request to relocate a stormwater pipe underneath a key 24-inch water main that serves the hospital. Ryan representative Ken Streeter said he is discussing options with city staff.
