Address: 8400 Bass Lake Road, New Hope

Units: 183

Developer: Alatus LLC

Architect: UrbanWorks Architecture

Details: New Hope officials accomplished a long-held redevelopment goal in March by approving a new luxury apartment complex to be built next to its municipal golf course.

Minneapolis-based Alatus LLC will build the 183-unit 8400 Bass Lake Road Apartments on a vacant, city-owned site that once held old, blighted apartment buildings.

The area has been a concern to city officials since the 1970s because of the poor condition of the former apartments and unrealized potential along the New Hope Village Golf Course. The city began its redevelopment efforts in 2001, acquired the site in 2008, and after the existing tenants were relocated, razed the existing buildings. A hoped-for condominium project failed to materialize due to the housing market collapse.

The city last September reached an agreement with Alatus to combine its five existing lots into a single 3.5-acre parcel, and to change its zoning to a planned unit development, allowing for design flexibility.

The 8400 Bass Lake Road Apartments will be a high-end, market-rate complex, with a majority of its units either one-bedroom or studios. It's the kind of modern rental product currently lacking in the city, New Hope community development specialist Aaron Chirpich said at a March 28 meeting.

The design by UrbanWorks Architecture configures the building as a "C" overlooking the expanse of the golf course.
