Details: Ground has been broken on 3828, a mixed-use retail/residential building at 38th and 28th Av. S., near the Blue Line's 38th Street station.

The corner, two blocks west of the station, has become more lively since the completion of the Blue Line, notably with the 2012 opening of Northbound Smokehouse & Brewpub at 2716 E. 38th St. Another popular food business, A Cupcake Social, is on the southwest corner in a streetcar-era building.

A 2006 plan called for redevelopment of a parking lot and former small repair business along 38th Street.

That vision was finally launched with the Oct. 19 groundbreaking of 3828, an L-shaped structure that will wrap around the Cupcake Social building, which is owned by Minneapolis-based Forteva Development. That firm has teamed with the Lander Group on the new mixed-use project, which will include 3,000 square feet of ground-floor retail and 53 market-rate apartments in three upper stories.

The developers needed to acquire three parcels, including the ex-repair business, a small 1950s commercial building fronting 28th Avenue, and a residential duplex. All are being razed to make way for the new retail and apartments.
