Details: Launch Properties, BKV Group and Hennepin County submitted initial renderings and plans to kick off the city approval process for the first phase of their 6 ½-acre L&H Station development at East Lake Street & Hiawatha Avenue.

The project’s opening phase is to be built on a surface parking lot next to an existing three-story Minneapolis Public Schools building. It is highlighted by a 100,000-square-foot office building to be fully occupied by Hennepin County’s Human Services and Public Health Department; a six-story, 125-unit apartment building with ground-level townhouses placed along an internal street; and 8,000 square feet of retail on either side of the office building along the Lake Street frontages.

Subsequent phases (to be built between 2017 and 2025) call for the demolition of the MPS building in order to provide room for 315 more housing units and a further 8,075 square feet of commercial space.

As designed by BKV Group, the buildings boast a palette of exterior materials including metal, precast concrete, glass, brick and fiber cement board panels.

Before the L&H plans can officially be presented to the Minneapolis Planning Commission for approval, the project must first complete a state-mandated environmental assessment work sheet as well as a preliminary development review conducted by the city’s planning department.
