The latest S&P/Case-Shiller home price index showed that home prices in the Twin Cities metro during February increased 12 percent from last year.

Prices were down slightly from January.

Those gains exceeded the national average, which is reflected in both a 10- and 20-city composite. The 10-city composite increased 8.6 percent; the 20-city was up 9.3 percent for the 12 months ending in February.

All 20 metros tracked by the report showed year-over-year increases for at least two months in a row; the Twin Cities was one of only four metros that showed a month-to-month decline.

The Phoenix metro posted a 23-percent gain - the biggest that month - while New York saw the lowest gain with only a 1.9 percent gain compared with last year.
