The Crosstown Business Center II and VI in Brooklyn Park have been sold for $8.75 million, according to Colliers International, which represented the seller, Duke Realty Corp.

The new owner is Artis REIT of Winnipeg, Canada. The sale was completed on Monday.

The deal included an office-warehouse building and a single-story office building totalling 140,856 rentable square feet. Located at 9210 N. Wyoming Av. and 9201 W. Broadway in the northern suburb, the property contains 13 tenants and is 86 percent occupied.

Other features of the building include "excellent glass lines," 14-foot and 18-foot clear heights, and abundant parking.

"This is a great property in the highly-sought-after Northwest industrial submarket," states Mark Kolsrud, senior vice president with Colliers' Minneapolis-St. Paul office. "With excellent highway access and high-quality tenants, it's an ideal investment for a company like Artis REIT."

In addition to Kolsrud, Colin Ryan, and Dave Berglund from Colliers were involved in the deal.
