Catholic Eldercare has submitted plans to the Minneapolis Planning Commission to build a 69-unit rental project for seniors in northeast Minneapolis.

The five-story building, for people 55 and older who live independently, would be called Alta Vita and stand near the intersection of NE. 2nd Street and Broadway in the St. Anthony West neighborhood.

Catholic Eldercare already has an assisted living, nursing home and transitional care unit facility on the west side of 2nd Street, at 817 NE. Main St. and 804 NE. 2nd St. The 1.27-acre site is now occupied by three garages and one single-family house that would be demolished to make way for the project.

Miller Hanson Partners, the firm that is designing the project, said it plans to use a variety of exterior materials including stone, brick and fiber cement panels. The project will also include a "services facility" with 56 enclosed parking spaces on the first level and 10 surface parking spaces near the southeast corner of the site at the alley.

Plans call for 23 one-bedroom units, 22 one-bedroom plus den units, 20 two-bedroom units and four two-bedroom-plus-den units. The building would also include common areas with space for health services, a club room, bistro and wellness center.

The project is in a residential area that has become particularly popular with developers over the past year, but very little of what's been proposed is age-restricted.

A recent market report by Marcus & Millichap shows that rental apartment deliveries for the entire Twin Cities are expected to reach a cyclical high this year with 6,200 coming on line. That includes 630 student apartments, 415 income-restricted units and only 115 senior units.
