Now here's something you don't see too often in commercial real estate these days. A spec project.

On Tuesday, developer Trammell Crow Co. said it plans to develop a 185,470-square-foot speculative industrial development in Roseville. Called the Midtown Business Center, the 13-acre property is located within an already active industrial park, with access to Interstate 35W and Hwys. 36 and 280.

Construction is scheduled to begin next month, and completed by December. The Star Tribune reported on this project here, two months ago.

The site "provides a unique opportunity to the market offering Class A industrial space in a prime in-fill location. We’re confident it will be a very successful project," said ´╗┐Matt Oelschlager, first vice president with CBRE’s Bloomington office, in a statement.

Edward Farr Architects will serve as lead architect for the project, and R.J. Ryan Construction will build it. CBRE's Matt Oelschlager and John Ryden are the listing brokers.
