Details: Landowner Meritex Enterprises and developer Trammell Crow Co. of Chicago have launched their plans for a multitenant industrial warehouse north of Interstate 35W. The Roseville Planning Commission unanimously approved a preliminary plat for the project April 3.

Meritex was seeking to establish a separate lot on a vacant, 13-acre parcel within the Highcrest Business Park to be purchased by Trammell Crow. The developer would then use it to build an 185,470-square-foot warehouse dubbed the Midtown Business Center.

The warehouse would continue Meritex's redevelopment effort at the 42-acre Roseville spot, which held a pair of massive 1960s-era warehouses that were razed in 2010. Since then, FedEx, Airgas North Central Inc. and auto-parts supplier Certifit Inc. have taken parcels in the business park.

The Midtown Business Center, to be marketed by CBRE, will feature "32-foot clear heights," meaning users will have 32 feet of height to work with inside. The Twin Cities industrial market generally lacks such modern, tall warehouse space, which is in demand by corporate users.

Meritex said the warehouse would be marketed to potential users for general warehouse storage, warehouse distribution, light manufacturing and administrative support.

Loading docks would be on both the north and south sides of the single-story structure, which would feature architectural precast concrete wall panels with a decorative exposed aggregate finish.

The Roseville City Council will consider the preliminary plat April 15.
