Address: County Road 101 and Bass Lake Road, Maple Grove

Type: Retail

Size: 96,000 square feet

Landowner: Maplewood Development

Developer and Architect: Hy-Vee Inc.

Details: Hy-Vee has come to the rescue of the long-stalled Markets at Rush Creek commercial development in southwestern Maple Grove.

The Iowa-based grocer, which entered the Twin Cities last year, filled a void left when a previous attempt to develop the 124-acre "Hustad property" into an ambitious mixed-use combination of stores, offices and housing fell victim to the recession and subsequent market slowdown. That effort was led by the Hustad family's Trek Development and United Properties. In 2009, they were in talks with Festival Foods to be the grocery anchor.

Meanwhile, the city rebuilt and realigned the County Road 101-Bass Lake Road intersection in 2010.

The property has since passed to Minneapolis-based Maplewood Development, which landed a Hy-Vee store to anchor the 40-acre retail portion of the project. The plans call for a 96,000-square-foot grocery, including a possible future expansion of 12,000 square feet as well as a free-standing convenience store/gas station. Those gained City Council approval last month.

Also still part of the plans is a 77-lot single-family home component called Hamlets at Rush Creek. The developers have indicated the housing site will be graded at the same time as the Hy-Vee site.
