Construction recently began on the latest phase of Apple Valley Business Campus, a multitenant industrial building project at the intersection of 147th Street W. and Flagstaff Avenue.

The 42,250-square-foot building is expected to be completed in June, according to Mark Hebert, who heads the project’s developer, Hebert Commercial Properties of Lakeville. About half its space already has been leased, he said.

Two other industrial buildings with a total of about 105,000 square feet were completed last year and are fully occupied, Hebert said.

Hebert said he hopes to begin construction on the fourth and final phase of the project, an 84,000-square-foot building, later this year.

The Apple Valley project joins Hebert Commercial’s other commercial/industrial properties in Dakota County that include the Apple Valley Commercial Office Building, the Rosemount Commercial Building and the Lakeville Commercial Building.

Lakeville industrial building changes hands

A 13,000-square-foot commercial/industrial building in Lakeville recently passed between two sets of owners, both based in Woodlands, Texas.

Gret Charney paid $2 million for the property at 20000 Kenrick Av., acquiring it from Pitco LLC, according to documents filed with the Minnesota Department of Revenue. The building, which houses NPL Construction, was built in 1985.

The building and its nearly 15-acre site were most recently valued at $610,700 for tax purposes, according to Dakota County property records.

Building activity picks up in Lakeville, Eagan

Residential construction continues to power building activity in Eagan and Lakeville, according to reports from both cities.

Through the end of March, Eagan had issued 14 single-family permits valued at almost $6 million and 15 townhouse permits valued at about $3.2 million. That compares with 21 single-family permits valued at $7.9 million and 10 townhouse permits valued at $2.3 million for the same period in 2013.

Eagan issued no new commercial construction permits during the three-month period in either year.

Lakeville had issued building permits with a total valuation of $31.7 million through the end of March, up slightly from $31.6 million through March of 2013.

The city issued commercial and industrial permits valued at almost $1.7 million for the three-month period this year vs. $4.7 million for the same period in 2013.

Lakeville also has issued permits for 81 single-family homes with a total valuation of $28.1 million. This compares with 67 single-family permits valued at $21.1 million for the same period a year ago.
