Details: Pulte Homes has received development-stage approval for 139 single-family homes in one of last remaining portions of Maple Grove's gravel mining area that had yet to be spoken for by builders.

Since the 1980s, city officials have been crafting the redevelopment of the gravel mines to create a "dense, compact mixed-use development" that blends suburban-style, single-family neighborhoods with areas of high-density housing and walkable commercial attractions.

The gravel mining companies in the 2,000-acre area, such as Tiller Corp. and C.S. McCrossan Inc., have been slowly turning over chunks of the their holdings to provide an orderly redevelopment process, which has yielded hundreds of acres of commercial projects such as the Arbor Lakes shopping district along Interstate 94, as well as single-family and multifamily housing.

The latest addition to be approved is Pulte Homes' Donegal "urban village"-style single-family neighborhood at the northern gateway to the area along Hemlock Lane. Under the plans, Pulte would construct 139 homes on a 63-acre parcel, on which McCrossan's gravel mining operations have been wrapped up.

The Maple Grove City Council gave its approval to the development-stage plans at its July 16 meeting, in which Pulte asked for and received a change in the area's comprehensive plan that would allow an associated multifamily/commercial element to be moved from the northern to the southern end of the site, next to the already-approved Skye at Arbor Lakes apartments.

Ian Peterson, Pulte's vice president of land, told council members his firm has already received strong interest from multifamily and commercial developers for the 4.8-acre southern end, which is envisioned as a combination of townhomes, apartments and commercial/retail.

Pulte says it aims to have two model homes ready for the 2013 Spring Parade of Homes with a phased building schedule to include about 30 new homes per year.
