Details: Developer Scott Carlston has received city approvals to construct a 45-unit mixed-use apartment building near the corner of Nicollet Avenue and Diamond Lake Road in the Minneapolis' Tangletown neighborhood.
The paved-over site, which is zoned for neighborhood commercial use, is now vacant save for a pair of small non-residential structures that would be demolished under the plans. There's a Minneapolis Fire Department station north of the site, a Holiday gas station and convenience store to the south, and a small-business commercial node across Nicollet.
Carlston last month got the blessing of the Minneapolis Planning Commission for a four-story structure -- up to 45 feet -- as well as for a pair of variances relating to minimum lot size and building signage.
Two underground levels of parking are part of the still-unnamed project, which if it goes forward would join a wave of apartment-building in Minneapolis that includes thousands of new units either in planning stages or under construction.
Carlston said the Nicollet Avenue apartments will range from 580 square feet for a studio to 750 square feet for a one-bedroom and 1,060 square feet for a two-bedroom unit.
"We're really looking for that person who wants to live on the bus line, or an empty-nester who wants to get out of their house and who already lives close by," he said.
He added he has been checking with nearby business owners about what they'd like in the 3,220-square-foot ground floor retail space that will be included.
"They'd like to see a coffee shop there," he said, adding that red brick would be used in the building's design to play off the nearby fire station.
The developer said tentative plans include a July groundbreaking.
