Details: Twin Cities Orthopedics will anchor the transformation of an expansive surface parking lot at 7700 France Av. S. in Edina into an ambitious new medical office campus under plans approved by city officials last month.
Commercial real estate firm Frauenshuh Cos. owns the lot, which serves its 1970s-era multitenant office building on the northwest corner of France and Minnesota Drive. The first phase of the new project will see a 4.5-acre section of the lot redeveloped into a 68,000-square-foot medical office building to be occupied by Twin Cities Orthopedics, marking the clinic's second location in Edina.
Also part of the initial phase will be the construction of a single-level parking deck, designed to be vertically expandable to four levels with the construction of a planned second new building adjacent to the orthopedics clinic.
The Phase II building would be a much larger structure — up to 10 stories in height and containing 190,000 square feet of office space. Its addition is meant to create a new "destination" medical office campus on the 7700 France site.
Frauenshuh's second-phase plans also call for a new stand-alone restaurant elsewhere on the 17-acre property. The approved site plan shows the eatery on the southwest corner of France Avenue and 76th Street W.
