Last update: November 29, 2009 - 9:39 PM

3018 HENNEPIN AV. S., MINNEAPOLIS

Type: Retail

Size: 9,600 square feet

Height: Two stories

Developer: Urban Anthology

Details: The developer of a two-story retail building on the site of the former Uptown Bar says that he has procured a lease signed for a space he says will be among the most expensive single-tenant venues in the Twin Cities.

Urban Anthology's Jeffrey Herman says the 9,600-square-foot building - the second phase of his redevelopment of the beloved live music venue - will be completed this spring and will be occupied by a retailer he declined to identify. An 11,000-square-foot Columbia Sportswear store is going into the first phase, scheduled to open in April.

While Herman declined to give a dollar figure for the smaller building's construction cost, he did say that building costs there will make it "the most expensive single-tenant retail building in the Uptown area, and perhaps in the Twin Cities, on a per-square-foot basis. We've come up with an incredible plan for it."

Herman said he has hired Callison, a New York City-based architecture firm, to design the structure - it recently partnered with Tommy Hilfiger Group on the retailer's new global flagship store on Manhattan's 5th Avenue.

"These two buildings, I think, will help redefine Uptown as a shopping destination, and are bringing in a whole new level of retail design," Herman said. "They're in keeping with the high standards set by the Gap and North Face buildings already at Hennepin and Lake Street. It's 'experiential' retail, in that both the exterior and the interior of the stores provide shopper experiences with their looks and concepts."

The new building will also mark the first "green" roof on an Uptown commercial structure. Plans call for its second story to be recessed by about 66 feet from the Hennepin Avenue frontage, allowing for an 800-square-foot green roof, an outdoor patio and a large skylight system.

Ryan Companies U.S. Inc. is contracting to demolish the 86-year-old bar and perform site preparation work, while Pepper Construction Corp. will erect the new building.

As for the many fans of the vanished Uptown, Herman said that he is working with its owners, the Toonen family, to find it a new location, indicating that he has generated a proposal for one of two possible new sites for the music bar.
